When it comes to replacing a conservatory roof, whether Building Regulations apply will depend on the type of roof you choose as the replacement. If opting for a glass conservatory roof replacement, for example, it will not be necessary to comply with Building Regulations. Before a conservatory is first built, Building Control approval might be required, although we cover this in more detail later.

Can you replace an old conservatory roof with tiles?

solid roof

Yes, you can. Replacing an old conservatory roof with tiles is one of the most popular options. However, changing to a tiled roof most likely means the conservatory will now need to comply with Building Regulations. This is because a tiled roof significantly reduces the glazed percentage of the overall structure and roofing area.

We recommend speaking to your local building control body to check if swapping to a tiled roof will mean you need Building Control approval. If choosing Astoria Windows to replace your conservatory roof, we will also provide you with a certificate demonstrating its compliance with the relevant Building Regulations, if necessary.

Replacement Conservatory Roofs By Astoria Windows

For homeowners who find that their existing conservatory or orangery gets too cold in the winter and unbearably hot in the summer, a modern roof replacement will drastically improve it’s thermal insulation, providing a comfortable space all year round.

Conservatory Roof Replacement

Will my conservatory be able to support a replacement roof?

buidlingOne of the best things about tiled roofs is their lightweight construction. This allows them to be fitted to most conservatories. Before they are fitted, however, we carry out a survey to determine if your existing frames can take the weight, or if additional reinforcement is required.

If you would like new windows and doors as well as a replacement roof, we can take care of this as part of our conservatory refurbishment service too. This option will allow you to enjoy the full benefits of a replacement roof, which is likely to be hindered by windows and doors that are old and inefficient.

Building Regulations for conservatories

When building a conservatory, there is no need to comply with Building Regulations provided it meets the following criteria:

  • The conservatory is built at ground level and the floor area does not exceed 30m2
  • It is separated from the house by external quality walls, doors, or windows
  • It has a heating system which is independent from the rest of the property and has separate temperature and on/off controls
  • Any glazing and fixed electrical installations are compliant with the requirements of any applicable building regulations

If you require further information on Building Regulations for conservatories and conservatory roofs, please feel free to get in touch with us here at Astoria Windows. We are available to call on 01902 773831 or you can contact us online.

We are currently offering up to 35% off on windows, doors, and conservatories, so we can help you improve your home for less this winter too.
